• Anyone own a central florida vacation home?

I'm looking into buying a vacation home near Disney for short term rentals. Just wanted to see how the experience was for other people. How many weeks of the year do you usually rent it out? Does the property support itself. Do you use a management company? How much money did you put down? And last is the vacation rental market still strong? Thank you very much.

I live and own my own home in central Florida. With the housing market the way it is, I am thinking of buying a relatively inexpensive home and using it as a rental. Any good advice other than the obvious of having a written lease, doing background checks, etc? And please be nice, I am looking for useful advice. Thanks in advance.
you do make a good point, about making sure it is something I can afford especially if it is empty. That is the very first thing I considered.

Greetings,
I am thinking about buying a 2nd home in central / coast area of Florida and my first home (rental) is in Miami, FL. Is now a good time to buy or will the market die out some more? Is there any hope with insurance and taxes now or soon to come?
Would it be better to rent a place for a bit more?

• what constitutes a landlord's agent in Florida?

I recenlty rented a home in central florida. I went through the screening process, paid a 2,800 security deposit, pay my rent on time and take good care of the property. The owner's of the home live in France, so a rental agent leased me the home in thier absence. Th lease is signed by me, the owner and the rental agent. Since I took posession the rental agents ahve stopped by unannounced at least once or twice a month. I have found this very invasive. Lsat week the owner's son(who is not on the lease) came to my home while I was away and took pictures of the property and the garbage bag I had on the front porch to go to the dump. Now the owner's son want to come here AGAIN! Now, he's kind enough to ask my permission. In the agreement it says that the Landlord or the landlord's agent may have access to the property with advanced notice. The son is trying to say he's the agent....but his name isn't on the lease. How many agent's can a landlord have? Do I have to let him on the property?

• Where did the vacant homes' occupants' move to?
|
Many of the neighborhoods I travel here in central Florida have lots of vacant homes. Where did all the occupants' of these homes move to? When you look at national statistics each region of the nation is showing increase in home vacancies (except the Northeast... a slight decrease in vacancies but not to the tune of the other regions' increase in vacancies.) Rentals are down also- "rental rates have been depressed by the glut of home vacancies." So if people left their homes and are not renting then where did they go? Back home to live with family?

I am looking to relocate back to the central florida area or even a little farther south or west.I am having no luck on web sites like rent.com or move.com etc; I want to move quickly, I am looking for a rental in the range of $500-$900 a month, a lease option is possible, if anyone knows of agents or sites that can be of assistance I would appreciate it. P.S. No apt's, or condo's I have dogs so I need pet friendly homes. Thank you in advance for anyone's help

Okay, here is the situation...
My family and I left South Florida in search of a better place to raise our kids. So we all decided to move at the same time and ended up in a tiny town in Central Florida which is very old country like. NOT the city! So it was a big change for all of us since we were all raised in Miami. So my Grandmother bought 12 1/2 acres of land. She divided 1 acre to me & my family, 3 acres to my Mom & Dad and 3 acres to my Aunt & Uncle. She kept the rest because it had a barn and enough land for horses. Because my aunt and I could not qualify for a home at the time (brand new homes!) she signed for us. Doing a GREAT GREAT thing for us. I couldn't be more grateful for Grandma! Everything was great, we are surrounded by just family. Our kids are safe to go outside and play everything is wonderful. A lil family fight here and there, but that happens in every family. Well, all of a sudden my aunt & uncle get into a fight, he moves out. Takes their teenage daughter (14y/o) and leaves their 19y/o with Mom. Mom is going through some midlife crisis or something and decides her life is now all about partying, friends & men. So she calls Grandma and says "I want out. I don't want the house anymore". Basically leaving everyone to fight to keep our property & homes since they were all purchased together by G-Ma. Just because she wants to walk away. My brother (20y/o) and his fiance want to purchase the home for themselves & their 2 children (10months old & due in August). Which is a WONDERFUL idea, except for that they can't afford the payments. Which means, that everyone else, who we are all struggling due to the economy right now, would have to chip in to help with bills. All to avoid a stranger moving into the "Family Compound". We decided to post an ad just to see if we got any responses and from WHO for a rental property. And within a couple hours we had a response which seems almost perfect. She is offering to pay a little under what we were asking (which was a little high to begin with, for some extra expenses) and she has 2 children, horses, everything. Just like all of us.
Now the question is...what would you do? Rent it to FAMILY who can't afford the whole payment, but we know we can trust him, and it IS family.
OR
Rent it to strangers, who are willing to pay the full price, and have lots in common with us. But...they are still STRANGERS.
