I'm currently in Chicago but we're considering relocating to western Michigan. I've done a few flips in the past and I'm planning on getting back into real estate investing. With the economy the way it is, I will probably start by focusing on rental property (apartments and other multi-unit properties) for cash flow rather than flipping but would like to flip again when the economy allows for it.

I have a successful real estate firm that buys, rehabs and sells single families and multi-units. There is so much opportunity here in Chicago that I can't purchase property fast enough using money from banks (because the approval process for each property is so time consuming that seller sell to cash or near cash buyers). I'm looking for investors willing to fund $100k or more. This will allow my firm to purchase and rehab property faster thereby allowing us to sell it faster. I provide a prospectus with all the property specs so the investor knows the details of the property. Where can I find an investor willing to fund these projects in Chicago???

I am moving to Chicago and hoping to not have a car starting out. Is this realistic as I am in real estate? Can I get by with just using the cta and taxis? Are there other real estate agents who get by without a car?
Typically where I work...we don't drive the clients to the houses, we meet them there.
