I am looking to buy some rental properties soon. and i was just wondering on how many properties you can rent out before the county, state or country considers it a business?
I want to buy a few properties for purpose of renting them out. I believe i read in a book years ago that you can own up to five rental properties before you need a real estate license. Also, if you buy a rental property with multiple units, does each until count as separate properties?
I have 20 rental properties that I would like to sell. They all have mortgages on them. How can I create mortgages for my buyers to try to sell tham and still njoy a monthly cashflow?
How many rental properties can I have loans on before the bank stops loaning me money at an affordable rate? Or until banks do not loan to me at all- all of my properties cash flow nicely.

I am looking to start a property management company for vacation properties in Florida, in which I would manage the rental of that property. What license, if any, is needed in the state of Florida?
I recently had four rental properties in California go up all at the same time and they are not renting after a couple of months even after dropping the rents. Needless to say my savings have been wiped out. If I declare bankruptcy will all my properties be siezed even if some of them are worth less then market value? Is there a chance the banks will re negotiate or lower our payments until we get back on our feet?
Hello. I have just started a new holiday rental and property management business in Spain with my daughter. We are now looking to attract new properties for our books for the 2012 season. We have tried leafleting developments, leaving leaflets in bars and newspaper adverts.
Does anyone know of any other ways we can get the attention of property owners who will be looking to let their property out?
